About Us

International Group (IG) has been in business for over 20 years. We began offering superior service right away by taking over an existing company and retaining an experienced manager from it for several years. The previous business sold to us after 35 years in the business which actually gives us a 57 year history. IG has historically focused on international loans, with particular interest in hospitality, new construction, and rehab projects. Canadian banks were some of our favorite funding sources at the time and they are still some of the strongest banks on a global scale.

Since the time of the purchase we at IG have expanded our business model to diversify into most segments of the commercial financing industry, including hard money and equity. We have continued to expand via a global network of qualified referral sources to meet our need for quality business. We have committed ourselves to ongoing efforts to further develop our relationships with some of the largest pension plans and private financing sources to provide capital. We position ourselves as a wholesale financial warehouse for borrowers and brokers, direct to the capital markets.

As economic conditions worsened in recent years IG became more proactive and brought some unique loan programs and solutions to the market. Since pension funds and insurance companies are providing some of the more liquid available funds, we continue to use those for conventional funding. IG introduced government bonds (such as Industrial Revenue Bonds and Section 144a investments) to some of our institutional resources to provide them with the additional security necessary to facilitate higher LTV financing. With a financially strong client or with government support we can fund several billion dollar loan amounts. 

IG has close relationships with a small group of close equity investors and institutional investors. We have developed a no upfront cost hard money group for well qualified borrowers in the USA market, and dozens of startup equity investors where there were almost none a year ago. Our JV program is global in nature and has great terms (as low as a 3% effective rate on preferred interest) resulting in very low payments for up to 100% financing. One of our hard money programs will provide funds up to $200M per application for borrowers in both North and South America. Our hedge fund program has locations in CA, NY, the UK and other places establishing a global presence that is looking for below market opportunities with a strong upside.

With these and other tools in our arsenal we are surviving when many are not, and continually looking for ways to partner with other referral and funding sources who can add value to our company and understand our international clients. We are a private company and do not have an overly fancy website as we are not selling anything. Our clients need to know that it takes work and cooperation to complete almost any funding, there are no shortcuts.
